Residents can report maintenance issues to us 24/7 at 269.256.1372, or submit a written work order via their online tenant portal here.
First, our maintenance line at 269.256.1372 will record the details of the maintenance issue in our property management software.
Second, we work to dispatch an available local vendor to assess and mitigate any damage to the premises (e.g. turning off water to a leaking pipe to stop the leak).
If the repair is a simple fix, chances are, the issue will be resolved relatively quickly the first time the vendor arrives.
If the repairs needed are more extensive, we will contact the owner for approval to move forward.
The individual landlords we manage property for may ask us to assist in getting additional quotes and coordinating repair times with residents.
Our staff will work diligently to organize repairs with the property owner, utilizing our local vendor networks.
Either the vendor or one of our staff members will reach out to you using your most recent contact information in order to schedule a time for repairs.
After 24 hours, if you have confirmed you have not received a call, email or text from us, please call us again and our team or the vendor will reach out to you with an update.
Emergencies generally, but do not always, fall into the following categories.
Water/Flood Damage: Please contact us immediately at 269.256.1372 to report any leak. Leaks may be classified as Emergencies if they are uncontainable or actively damaging the property.
Fire: Please call 911 first for any fire-related incident before reporting the maintenance emergency to us at 269.256.1372
Other severe ongoing or worsening property damage: This can include limbs falling on roofs.
