Tenant Move Ins / Move Outs
We begin our Move-In process as soon as an approved applicant signs a lease, pays their move-in fees and deposits, and transfers applicable utilities into their name. Your new resident will be sent login instructions to their new tenant portal and they'll receive a welcome email with move-in instructions and pertinent information about operating with Waypoint PM Services including how to request maintenance 24/7 with our team.
Bi-Monthly Owner Distributions
Our accounting team will manually disburse your available funds around the 10th and 20th of each month. We added the additional disbursement on the 20th for late rent that comes in towards the middle of the month. Funds are sent to you quickly via ACH transfer to your preferred bank account.
Financial Reporting / Accounting
Vendor, municipality, and utility providers bills are received by our Property Managers and then forwarded to our accounting department to enter into our property management software where they are recorded for you to view in your Owner portal each month in addition to monthly statements. We'll review each invoice for accuracy before they are approved for payment out of your available funds.
24/7 On Call Maintenance Line
Effective property maintenance is crucial to your success as a real estate owner. We provide your tenants 24/7 access to call us to report a problem, because not all maintenance issues happen between 9 to 5!
Not only do effective repairs preserve the value of your property, it also increases the likelihood your current tenants will want to stay longer! Saving you tons in reduced vacancy. Our team responds to all tenant maintenance requests and will reach out to you for approval for any maintenance over your property reserve amount--you can set this amount during onboarding.
Collecting Rent
Rent can be paid with debit or credit card or linked bank account each month via their online tenant portal--they can even enroll in autopay! We can also take money orders or cashiers checks for rent payments, if desired.
